Hard Money Lenders of Irvine (the "Site," "we," "us," or "our") is a lead-generation marketing service operated by Lead Skills, LLC. We are not a lender. We do not make loans, take loan applications, issue loan commitments, or make credit decisions. Our role is to collect information from prospective borrowers and share that information with one or more participating hard money lenders who may contact you about financing options.

Because we collect non-public personal financial information in connection with financial products and services, our information practices are subject to the Gramm-Leach-Bliley Act ("GLBA") and its implementing regulations, including the Privacy Rule and the Safeguards Rule. This Privacy Policy also serves as our GLBA privacy notice.

Property and Investment Information

• Property address, type, and intended use
• Purchase price, estimated value, and existing loan balance
• Project timeline, rehab budget, and exit strategy

Financial Information

• Requested loan amount, loan type, and loan-to-value
• Investment experience and entity information (if provided)
• Other non-public personal financial information you voluntarily submit

Usage Data

• Pages visited, time spent on the Site, and referral sources

Communication Records

• Form submissions, email and SMS messages, and call records (where permitted)
• Consents you provide, including TCPA consent to be contacted

• Match you with one or more participating hard money lenders
• Transmit your inquiry to participating lenders and service providers

• Send operational and, where permitted, marketing communications

4. How We Share Your Information (GLBA Disclosure)

To provide you with information about financing options, we may share the information described above with the following categories of recipients:

• Participating Lenders: One or more hard money lenders in our network who may contact you about financing. A current list of participating lenders is available upon request.
• Service Providers: Vendors that help us operate the Site, deliver communications, verify information, and process form submissions, subject to confidentiality obligations.
• Legal and Safety: Regulators, law enforcement, courts, or other parties when required by law, subpoena, or court order, or to protect the rights, safety, and property of users and others.
• Business Transfers: A successor entity in connection with a merger, acquisition, reorganization, financing, or sale of assets.

We do not sell your personal information. We share information with participating lenders for the purpose of responding to your inquiry, not for those lenders' own independent marketing of unrelated products.

5. Your Right to Limit Sharing

When you submit an inquiry through this Site, you authorize us to share the information you provide with one or more participating lenders so they can contact you about financing. This authorization is the basis on which we are able to match you with participating lenders.

If you do not want your information shared with participating lenders, please do not submit a form on this Site. To opt out of future sharing or marketing communications, contact us using the information in Section 10. You may also instruct individual lenders to stop contacting you directly.

6. Data Security

Consistent with the GLBA Safeguards Rule, we maintain an information security program that includes administrative, technical, and physical safeguards designed to protect the confidentiality, integrity, and availability of non-public personal information. These safeguards include access controls, encryption in transit, secure development practices, vendor oversight, and periodic review. No system is completely secure, and we cannot guarantee the security of information transmitted over the internet.

7. Your Choices

Depending on your jurisdiction, you may have the right to:

• Request access to the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your information, subject to legal exceptions
• Opt out of SMS messages by replying STOP to any text you receive from us or a participating lender
